Property Description

The Virginia Port Logistics Park is a five-building industrial portfolio located in Hampton Roads, Virginia. In addition to the five buildings totaling 1,749,421 square feet, the portfolio includes approximately 500 acres of land which is currently under development.

Three of the five buildings, 1006, 1010, and 1020 CenterPoint Drive, were built-to-suits developed between 2011-2017 and remain 100% occupied by their original tenants. The remaining two buildings, 3516 South Military Highway and 375 Kenyon Road, were built in 2007 and 2008, respectively, and are currently occupied by a leading third-party logistics company servicing accounts that utilize the Port of Virginia.

As stated above, the 500 acres of additional land, which are located on the north side of Route 58 just west of CenterPoint Drive, is currently under development. 1201 and 1401 Enterprise Drive, totaling 700,000± square-feet of warehouse/distribution facilities, will expand the 600-acre park, acquired by an affiliate of Equus during Q2 2019, to total 2.45 million square-feet.

1201 Enterprise Drive commenced in late July 2020 as a 350,000± square-foot build-to-suite warehouse/distribution facility under a pre-lease to Massimo Zanetti Beverage (“MZB-USA”). This facility is cross docked with 32’ Clear Height, a 7” concrete slab, concrete walls, structural steel columns spaced at 60’ x 50’ in the speed bays, 50’ x 50’ in the rest of the bays, an ESFR sprinkler system, 2 drive in doors. Specialty items include Hydraulic Dock Levelers with enhanced interlock safety features, Food grade specifications for doorways and dock doors, and an air compressor system.

1401 Enterprise Drive, which commenced at the same time is a spec building of 350,000± square-feet with single-dock loading, ample employee parking, full circulation for car and truck access, the ability to secure the truck court area. This building includes many of the same features of the 1201 building and is being marketed for Lease by Lang Williams, Ashton Williamson and Worth Remick of Colliers International, Norfolk, VA office.

Enterprise Drive, a signalized intersection with Route 58/Holland Road, has direct connections to the Virginia Ports to the East and I-95 to the West. Completion is scheduled for 3rd quarter 2021.
