An affiliate of Equus Capital Partners, Ltd. (“Equus”), a leading national real estate investment manager, has completed the acquisition of a six-building industrial portfolio totaling approximately 600,000 SF in Upper Marlboro, Maryland. The portfolio was acquired in September 2025 for $102,600,000 on behalf of a value-add fund sponsored by Equus. The seller was Mapletree Investments Pte Ltd.

The portfolio was approximately 90% leased to a broad range of tenant types at the time of acquisition. The buildings, ranging from approximately 50,000 to 150,000 square feet, offer flexible layouts, modern loading capabilities, and convenient access to major transportation routes including Route 301 and I-95. The properties are situated within Collington Industrial Park, a prominent business hub in Prince George’s County, providing tenants with strategic proximity to the Washington D.C., Northern Virginia, and Baltimore metropolitan areas.
The local industrial market continues to demonstrate strong fundamentals, with limited vacancy and sustained rental growth. Prince George’s County has emerged as a highly competitive environment for logistics and distribution spaces, supported by robust demand and a growing base of national and regional occupiers.

These improvements are designed to elevate the properties’ appeal, support tenant satisfaction, and position the assets for sustained success.”
Equus currently manages and operates assets totaling over 30 million square feet of industrial space across the United States, as well as other land assets capable of supporting another 3 million square feet of new industrial development. Equus is focused on expanding its clients’ holdings in the industrial sector as well as in the multi-family sector within which the firm manages and operates more than 5,700 apartment units.
