Equus Capital Partners, Ltd. (“Equus”), a national real estate investment manager, announced today that an affiliate completed the sale of Bucking Horse Apartments, a 322-unit garden-style community located in the Bucking Horse master-planned neighborhood of Fort Collins, CO. The property is steps from the award-winning Jessup Farm Artisan Village and is surrounded by parks and trails, creating a walkable and vibrant community that distinguishes it in the Fort Collins market. The sale was completed on behalf of Equus Investment Partnership XI, L.P. (“Fund XI”), a discretionary equity fund managed by Equus.

Designed to feel more like a residential neighborhood than a traditional apartment community, Bucking Horse Apartments offers one-, two-, and three-bedroom floor plans averaging over 1,000 square feet, including 18 townhome units with attached garages. Apartments feature open-concept layouts, private balconies or patios with exterior storage closets, and modern kitchens equipped with stainless steel appliances and islands. Amenities are anchored by The Ranch House clubhouse, which includes a private movie theater, resident lounge space, a resort-style pool and year-round hot tub, a 24-hour fitness center, and community garden beds.

The property is located in the Fort Collins North (FCN) submarket, an area known for its consistent housing demand and strong appeal among long-term renters. Residents are attracted to the community’s close proximity to top-ranked public and charter schools, including those within the Poudre School District. Bucking Horse Apartments also offers easy access to Fort Collins’ major employment, education, and retail and dining districts, including Colorado State University, the Harmony Business Corridor, Foothills Mall, and Old Town Fort Collins. Residents can walk directly onto the Poudre River Trail and enjoy more than 300 acres of protected open space that border the property. As part of a master-planned neighborhood with convenient access to key employment, education, and outdoor amenities, Bucking Horse Apartments is well positioned within one of Colorado’s most desirable markets.

“Bucking Horse Apartments is situated within a well-connected neighborhood setting with convenient walkability to nearby retail and community parks, which presents a notable competitive advantage,” noted Andrew Holloway, Senior Vice President of Equus who, along with Mike Brower, Senior Vice President, Scott Miller, Vice President, and Anthony Gugluizza, Associate, oversaw the transaction for the firm. “The property’s thoughtfully built design and its location within the Fort Collins submarket were key drivers behind our initial investment. We are pleased to complete the exit and return capital to our investors.”

Courtney Crowder and Jack Kachadurian with Newmark represented the seller in the transaction.
