BPG PROPERTIES, LTD.'S THREE CORPORATE DRIVE AT KEMPER LAKES BUSINESS CENTER EARNS ENERGY STAR RATING

<p><b>Lake Zurich, Il. – (May 20, 2009) – </b>BPG Properties, Ltd. (BPG), one of the nation’s leading private equity real estate fund managers, announced today that Three Corporate Drive, a three-story, 200,000 square foot Class A office building located in the firm’s one million square foot Kemper Lakes Business Center in Lake Zurich, Illinois, has earned the U.S. Environmental Protection Agency’s (EPA) prestigious Energy Star rating. Energy Star is the national symbol for superior energy efficiency and environmental protection. By earning this designation, Three Corporate Drive joins the ranks of the top 25 percent of commercial and industrial facilities in the country for energy performance.</p> <p>BPG worked closely with Cushman and Wakefield, the property management firm for the building, to improve the energy performance by implementing cost-effective changes including retrofitting or replacing lighting fixtures in the office and hallway areas with high-efficiency T-8 lamps and LED Exit Signs, and aggressively controlling HVAC and lighting systems with an energy management system.</p> <p>“We are pleased that Three Corporate Drive has earned the Energy Star rating,” commented Timothy Scannell, vice president of BPG who is responsible for the asset management of the property. “Energy efficiency is an integral part of our overall sustainability program at Kemper Lakes.”</p> <p>The firm has implemented a comprehensive program at Kemper Lakes that includes controlling the discharge of water and air emissions, recycling paper, cardboard, electronic ballasts and fluorescent light bulbs, utilizing green cleaning supplies and reducing the usage of community water by utilizing the rain and groundwater from the on-site lake for landscape irrigation.</p> <p>BPG acquired Kemper Lakes Business Center in the fourth quarter of 2005 on behalf of BPG Investment Partnership VI, L.P., a fully discretionary private equity fund with total equity commitments of $384 million. Since the time of acquisition, BPG has completed extensive improvements including refurbishing entrances, lobbies, common corridors and washrooms; expanding the parking lot; installing new landscaping; enhancing energy efficiency; enhancing security; and improving building signage.</p> <p>Energy Star was introduced by the EPA in 1992 as a voluntary, market-based partnership to reduce greenhouse gas emissions through energy efficiency. Today, the Energy Star label can be found on more than 50 different kinds of products, new homes, and commercial and industrial buildings. Products and buildings that have earned the Energy Star designation prevent greenhouse gas emissions by meeting strict energy-efficiency specifications set by the government.
