PLY GEM HOLDINGS, INC. EXPANDS INTO 100% OF BPG'S I-81 DISTRIBUTION CENTER IN HARRISONBURG, VA

<p><b>HARRISONBURG, VA. - (January 18, 2011) - </b>BPG Properties, Ltd. (BPG), one of the nation’s leading private equity real estate fund managers, announced the execution of a seven year, 89,674 square foot expansion lease with Ply Gem Holdings, Inc. (“Ply Gem”) at the I-81 Distribution Center located at 4500 Early Road in Harrisonburg, Virginia. The transaction, which also extended Plygem’s existing lease at the property by three years, brings its occupancy of the building to 100 percent. Josh Gurland and John Lesinski of the Leland Group represented the landlord in this transaction. </p> <p>"We are pleased to be able to accommodate Ply Gem’s growth and long-term commitment to the region,” said Daniel M. DiLella, Jr., vice president of industrial properties at BPG. </p> <p>The I-81 Distribution Center supports Ply Gem’s manufacturing operation which is located in Stuarts Draft, Virginia. Ply Gem is a leading manufacturer of residential exterior building products. The company sells a broad range of vinyl siding, vinyl, aluminum and wood windows, aluminum trim coil, aluminum siding and accessories, and vinyl and composite fence, railing and decking products. </p> <p>The 357,673 square foot, tilt-up warehouse facility was constructed in 1996 and offers 32’ clear ceiling heights, an ESFR sprinkler system, 32 loading docks and an abundance of truck trailer storage space. </p> <p> “The existing warehouse is expandable by 130,000 square feet so we are well positioned to accommodate substantial additional growth that Ply Gem or other users may have in the future,” commented Peter Derrico, asset manager of BPG who is responsible for the operations and asset management of the building. “Furthermore, the site has been fully approved for the development of up to 301,000 square feet in a second warehouse building on a separate but adjoining parcel.” </p> <p> Located in Harrisonburg, VA in the Shenandoah Valley, the I-81 Distribution Center offers excellent access and visibility at Exit 243 of I-81, which connects the entire eastern seaboard and major metropolitan areas such as New York City, Baltimore, MD, and Washington, D.C., as well as access to the Midwest and Virginia, Tennessee and North Carolina.
