EQUUS ACQUIRES 115,691 SQUARE-FOOT OFFICE/LAB BUILDING IN MARYLAND’S I-270 CORRIDOR

(“Equus”), one of the nation’s leading private equity real estate fund managers, announced today that an &#160;affiliate has acquired 9605 Medical Center Drive, located in Rockville, Maryland. The three-story office/lab building is located on the Johns Hopkins University Montgomery County Campus within the Shady Grove Life Sciences Center. This submarket, commonly referred to as “DNA Alley,” is an internationally recognized biotech and life sciences hub. &#160;The acquisition was made on behalf of Equus Investment Partnership X, L.P. (“Fund X”), a discretionary fund managed by Equus.</p> <p>Built in 2004, 9605 Medical Center Drive is situated on a 1.94-acre site.&#160; The building has efficient, column-free, 40,000 square-foot floor plates and is comprised of approximately 70% office and 30% lab space, and was 83 percent occupied at the time of closing. Its location allows easy access throughout the Washington, D.C. metro area with proximity to I-270, I-370, and the Intercounty Connector (MD 200). The property also benefits from its close proximity to mass-transit options; three miles from the Shady Grove Metro Station (Red Line) with a bus that runs from the station directly to the campus, and four miles to the Amtrak and MARC Rockville stations.
