(“Equus”), one of the nation’s leading private equity fund managers, is pleased to announce the full-building, 147,051 square-foot long term lease executed by Novavax, Inc., (Nasdaq: NVAX) a clinical-stage vaccine company committed to delivering novel products to prevent a broad range of infectious diseases, at 1201 Clopper Road in Gaithersburg, Maryland. Gaithersburg is an internationally recognized biotech and life science hub.

Brian Fitzgerald, Director of the Washington D.C. Region for Equus, stated, “We are delighted that Novavax has selected 1201 Clopper Road as the optimal location for their expanded laboratory and manufacturing facility. The building is proximate to NIH, FDA and an outstanding scientific labor pool within the submarket known as “DNA Alley”. The building’s extraordinary infrastructure and expansion capabilities made this the perfect solution to Novavax’s real estate needs.” Equus can develop an additional 100,000 square-feet at 2 West Watkins Mill Road, directly adjacent to 1201 Clopper Road.

Bernie McCarthy of Jones Lang LaSalle represented the landlord and Pete Briskman and Joe Judge of Jones Lang LaSalle represented the tenant in the lease negotiations.

1201 Clopper Road was originally part of a four-building office and lab portfolio acquired in 2013 by an affiliate of BPG Investment Partnership IX, L.P., a discretionary fund managed by Equus. The building was developed in 2000 as a build-to-suit for Digene, prior to its merger with Qiagen in 2007. A high percentage of the building was designed with a high-quality lab infrastructure which, in turn, continues to be very attractive to the needs of today’s life science tenants. The property provides 377 parking spaces and is approximately 200 yards from the Metropolitan Grove MARC commuter rail station. Local bus service is provided by Montgomery County Department of Transportation (MCDOT) with the nearest stop located at the corner of Clopper and Watkins Mill Roads.

About Equus Capital Partners, Ltd.
Equus Capital Partners, Ltd.
